The land title is the common term for TCT or Transfer Certificate of Title. It’s your best proof of ownership to a piece of land. It details the property’s location and the size of the land among others. Each TCT has a unique registration number as well as your legal name on it. The LRA keeps your original land title inside its vault and when you plan to make a transaction with your land, like selling or transferring of ownership, your duplicate copy must match the original title. The title in your possession is the duplicate TCT. Now according to LRA, most of the fraud involving titles are on the owners duplicate TCT. Aside from this, paper titles are susceptible to loss, fire and wear and tear.
