Township Developments in Southern Metro Paving The Way To Balanced Living

Great communities are formed when there is a certain amount of homogeneity, peace, conformity, and economic activity in the area.  This is how we expect the value of our property to increase over time.  The live, work, play mantra is now what we look for when planning for our next home.  Our lawmakers have long realized the importance of balance in our communities and so we have laws like PD 1216 (Defining open space in residential subdivisions) and PD 953 (Requiring the planting of trees).  Keen observance of these together with others like PD 957 and the LGU’s Comprehensive Land Use Plan (CLUP) are what we, as consumers, should expect from our preferred developers to ensure the maximum benefit from our investment.

South of Metro Manila lies 3 township developments that has not only taken these into consideration but, in my opinion, have exceeded what is required.  Let’s take a look at each.

Filinvest City Alabang

A carefully planned master development by Filinvest Alabang Incorporated, it is an expansive 244 hectares of prime property, fully integrated and self contained community, divided into districts to provide a balance of mix developments like residential, business, leisure, education and medical facilities.  What’s good about Filinvest City is the expanse of open space and the garden city feel that they have developed.  Royal palms line the islands along the main road and a spread of Acacia trees serve as canopies.  It is also a bird haven where at least 25 species  have been recorded.  In addition, every Sunday from 5am-10am, one lane of the City Loop (Commerce-Corporate-Parkway-Filinvest Avenues) is closed to vehicles to clear the road for runners and cyclists.  Finally, a creek that runs along the River Park adds a natural appeal. It is the latest part of the expansion of the Festival  Supermall.

As mentioned earlier, this and other carefully planned township development leads to an increase, over time, in property values as proven by figures below from research firm Cuervo Far East.  The land value in this area is projected to increase 10-15% annually until 2019.

Nuvali by Ayala Land

Nuvali boast of sustainability to attract target market.  It’s a 1,860-hectare master-planned development that spans the cities of Sta. Rosa, Calamba and the municipality of Cabuyao in Laguna.  It’s being touted as the country’s first and largest eco-community development and behind the project is Ayala Land Incorporated (ALI).

Nuvali fosters the concept of “Evoling or evolve way of living. It’s a lifestyle where one goes back to the basics of simple living while enjoying the conveniences of technology.  It is a lifestyle that allows for a healthy, productive and balanced living with Nuvali’s proximity to home, work, school and leisure.”   To date, 26,000 tress have been planted by the company and volunteers to ensure balanced land use resulting to about 50% open space.

In addition to this eco-development, a 17-kilometer long buffer green and forest zone labeled as the Wildlife and Bird Sanctuary will be preserved and will remain untouched to allow the natural habitat to flourish within the area. A minimum of 100,000 trees will be planted within the sanctuary as part of Nuvali’s tree planting program.   Here you can also find bike tracks, football field, sand volleyball courts, and a park for wakeboarding junkies.

Vista City Daang Hari

Coming out strong after the recently concluded Philippine Property Awards 2015, winning Best Housing Development for Amore @ Portofino and  Highly Commended Best Retail Development & Best Retail Design Architecture for Evia Lifestyle Center, Vista City is a 1,500-hectare development covering portions of Muntinlupa, Las Piñas, Bacoor in Cavite and San Pedro in Laguna that will feature a hospital, a hotel, office towers, medium-rise condominium, residential communities and commercial centers, making it the flagship project of the real estate firm of the Villar family. To date, 550 hectares have been developed providing homes to 45,000 residents.
